What is required to Own a Home?
- You can purchase a home with minimum 5% down payment of purchase price:
- Down payment can come from combination of Chequing Account, Savings Account, RRSP, Stock, Bond, Mutual Fund or TFSA
- Documentation proof will be required to show balance for down payment was existing for over 3 months
- If there are any deposit/transfer other than pay cheque within 3 months then will need to provide a supporting document to prove that it is not borrowed funds
- For non-parmanent resident on work permit, minimum 10% down payment is required with additional 5% can be gifted from family member
- For First Time Home Buyer, RRSP contribution made 90 days prior can be withdrawn under Home Buyers Plan
- Additional amount will be required towards Purchase Costs such as legal and disbursement fees, land registration fees, home inspection fees, title insurance, property fire insurance, life insurance for family protection, property taxes, etc

- You will need to show provable income to qualify for mortgage financing:
- For full time permanent employment, there is a minimum requirement of working at same job for over 3 months and not on probation. The requirement could vary depending on area of work and length of employment in same industry.
- For part time or hourly permanent employment less than 2 years, only guaranteed hours as indicated in job letter will be considered as provable income.
- Documentation proof will be required in the form of job letter and 2 recent paystubs. In certain situation where paystub is not professional then bank statement will be required to verify that exact net amount of paystub is being deposited.
- If you are self-employed or working for over 2 years in same job then provable income can be considered based upon recent 2 years Notice of Assessment.
- To determine maximum purchase price by analyzing your provable income along with your existing liabilities and for professional help on income planning you can contact us.
- You will need to show credibility that you can manage loan payment to qualify for mortgage financing:
- Recent International/Canadian Credit Bureau showing a strong credit profile (2 active trade lines having limit over $2000 for 2 years) OR
- Two (2) alternative sources of credit demonstrating timely payments (no arrears) for the past 12 months. One alternative source is Rental payment history confirmed via letter from landlord and bank statements supporting the amount of rent and timeliness of payments. Second alternative source could be one of Utilities, Telephone, Cable, Childcare expenses, Insurance premiums confirmed via letter from the service provider or 12 months regular billing statements.
- For down payment of 10% or higher, there is an exception to an above requirements and will either need reference letter from a recognized bank or six month of bank statements from primary account
